Apartment & Property Management Cleaning Services are professional cleaning services provided to apartment communities, residential complexes, and managed properties for the purpose of unit turnover, vacancy preparation, and common-area maintenance. Services are performed on a per-unit, per-service, or recurring basis as agreed in writing and are not intended to replace maintenance, restoration, or remediation services.

These services are provided based on the condition of the property at the time of service and do not guarantee compliance with individual tenant standards, municipal inspection requirements, or security deposit outcomes unless expressly stated in writing.

Eligible Service Types

Services may include one or more of the following, as authorized by the property manager:

  • Unit Turnover Cleaning

  • Move-Out / Vacancy Cleaning

  • Common Area Cleaning

  • Model Unit Cleaning

  • Pre-Lease and Post-Lease Cleaning

  • Maintenance Support Cleaning

Each service type is priced and scoped independently.

Unit Turnover & Vacancy Cleaning Scope

Vacant units receive detailed cleaning of kitchens, bathrooms, bedrooms, living areas, closets, and common spaces. Kitchen services may include interior and exterior cabinet cleaning, appliance interior and exterior cleaning, sink and fixture cleaning, and detailed floor cleaning. Bathrooms include thorough cleaning of fixtures, tile, and accessible grout. Floors are vacuumed and mopped with attention to edges and corners.

Units must be vacant and cleared of tenant belongings prior to service. Excessive debris, damage, or hazardous conditions may require reclassification or additional charges.

Common Area Cleaning Scope

Common areas such as leasing offices, hallways, stairwells, laundry rooms, clubhouses, fitness centers, and restrooms receive routine maintenance cleaning. Services may include surface cleaning, trash removal, restroom sanitation, floor care, and touchpoint disinfection.

Common-area services are maintenance-focused and do not include restorative floor care, carpet extraction, or post-construction cleaning unless separately contracted.

Model Unit Cleaning

Model units receive detailed presentation-focused cleaning to maintain show-ready condition. Services include detailed surface cleaning, appliance exterior cleaning, interior window cleaning (reachable), floor care, and light straightening. Linen changes and staging assistance are excluded unless agreed in writing.

Service Limitations and Exclusions

Apartment & Property Management Cleaning Services do not include:

  • Mold remediation, biohazard cleanup, or pest infestation cleaning

  • Construction or post-renovation cleaning

  • Carpet shampooing or steam extraction

  • Wall washing beyond spot treatment

  • Junk removal or hauling

  • Maintenance or repair work

Results depend on unit condition, materials, and prior tenant use. No guarantee is made that all stains, odors, or wear will be eliminated.

Inspection and Approval Disclaimer

Cleaning services are intended to meet general cleanliness standards, not specific municipal, ownership, or tenant inspection criteria unless explicitly stated. The service provider is not responsible for failed inspections, delayed unit readiness due to maintenance issues, or tenant-caused damage.

Scheduling, Access, and Turnaround

The property manager is responsible for providing accurate unit status, access, and scheduling information. Delays caused by inaccurate information, locked units, or incomplete vacancy may result in additional charges or rescheduling.

Reclassification and Pricing Adjustments

Units that exceed standard turnover cleaning due to neglect, hoarding, heavy grease, pet-related damage, or unsanitary conditions may be reclassified and billed at adjusted rates. Authorization may be verbal or written depending on urgency.

Relationship to Ongoing Services

Property management clients may engage the service provider for ongoing unit turnover, common-area maintenance, or recurring cleaning under a separate master service agreement.
