Move-In / Move-Out Cleaning Services

Move-In / Move-Out Cleaning Services are specialized, vacancy-based cleaning services designed to prepare a residential property for new occupancy or final turnover. This service is intended for empty or substantially vacant units and focuses on restoring cleanliness following tenant move-out or preparing a unit prior to move-in. These services are more detailed than standard maintenance cleaning and are priced and performed as a standalone service.

Move-In / Move-Out Cleaning Services are not restoration, remediation, or repair services and do not guarantee “like-new” condition.

  • Full kitchen and bathroom cleaning

  • Interior cabinet and drawer wipe-down

  • Appliance interior and exterior cleaning

  • Baseboards, doors, and trim cleaning

  • Floor cleaning throughout property

  • Trash and debris removal

Property Condition Requirement

The property must be vacant or substantially vacant at the time of service. All personal belongings, furniture, and trash must be removed prior to arrival. Any remaining items, excessive debris, or clutter may limit the scope of service or require reclassification, additional fees, or rescheduling.

Utilities (electricity and water) must be active and accessible during service.

Kitchen Cleaning Scope

Kitchen services include detailed cleaning of all accessible surfaces, including countertops, sinks, faucets, backsplash, cabinet exteriors and interiors, appliance exteriors and interiors (refrigerator, oven, microwave, dishwasher), stovetop, range hood, and interior drawers. Floors are swept and mopped with focused attention to edges and corners.

Excessive grease saturation, damaged finishes, or permanent staining may not be fully removable

Bathroom Cleaning Scope

Bathrooms receive thorough cleaning and sanitization of toilets, tubs, showers, sinks, faucets, mirrors, cabinets (interior and exterior), tile, and accessible grout. Soap scum, mineral buildup, and residue are treated to the extent reasonably achievable. Floors are swept and mopped in detail.

Mold remediation, grout replacement, caulking, and biohazard cleanup are excluded unless separately contracted.

Living Areas, Bedrooms, and Common Spaces

All living areas, bedrooms, hallways, closets, and common spaces receive detailed dusting of baseboards, trim, door frames, window sills, vents, fixtures, and accessible surfaces. Interior windows and tracks are cleaned where reachable. Floors are vacuumed and mopped with attention to edges, corners, and under reachable fixtures.

Closet shelving and interior storage areas are cleaned if empty.

General Move-In / Move-Out Inclusions

  • Interior cabinet and drawer cleaning

  • Interior appliance cleaning

  • Interior window and window track cleaning (reachable only)

  • Detailed baseboard, trim, and door cleaning

  • Trash removal of light residual debris

Service Limitations and Exclusions

Move-In / Move-Out Cleaning Services do not include the following unless separately authorized in writing:

  • Carpet shampooing, steam extraction, or stain treatment

  • Wall washing beyond spot treatment

  • Mold remediation, pest infestation cleanup, or biohazard services

  • Construction or post-renovation cleaning

  • Junk removal or hauling of large debris

  • Exterior window cleaning

  • Moving or lifting heavy appliances or furniture

Results depend on property condition, surface materials, and prior maintenance. No guarantee is made that all stains, odors, or discoloration will be eliminated.

Inspection and Expectations Disclaimer

Move-In / Move-Out Cleaning Services are intended to meet general cleanliness standards, not landlord-specific, tenant-specific, or real-estate inspection criteria unless expressly stated in writing. The service provider does not guarantee return of security deposits or pass/fail outcomes for inspections.

Reclassification and Additional Charges

If the property condition exceeds the reasonable scope of Move-In / Move-Out Cleaning due to neglect, damage, hazardous conditions, or undisclosed circumstances, the service provider reserves the right to adjust pricing, limit services, or recommend additional services.

Access, Timing, and Liability

The client must provide uninterrupted access during the scheduled service window. Any delays caused by access issues may result in additional charges. The service provider is not responsible for pre-existing damage, wear, or structural issues discovered during service.
